Q: How do I apply for a rental?
A: Simply use our Find a Rental Tab to find a property you like. Once you find a property
you are interested in renting, click “apply for rental” to begin the application process.

Q: How do I pay my rent?
A: Once you become a 24 Hour Property Management tenant, you will be provided with your own unique
tenant portal. You simply log into your portal and can pay your rent online. You can make a one-time
payment or schedule regular monthly account deductions. Your portal will be available 24/7 allowing you
to access your account anytime, day or night.

Q: When is my rental payment considered late?
A: Rent is due on the 1st day of each month. The rent is considered late
if it is received after the 3rd day of each month.

Q: Will I be charged a late fee if my payment is late?
A: Yes, if your rent is late your account will be assessed a late fee
as per the terms and conditions of your lease.

Q: Am I allowed to have pets?
A: Pets vary depending on the property. Please consult with us prior to viewing a property
about the pet policy for the property you interested in renting. Unauthorized pets
could result in an eviction.

Q: How do I report a maintenance issue?
A: If your maintenance is a life-threatening emergency, please call 911. If you require
routine maintenance, simply log into your portal and request a maintenance ticket and someone
will be in touch. If your request is a major maintenance problem, such as a water leak, no
water/hot water, no heat/air conditioning, you can call our maintenance department. Our
emergency department is available 24/7.

Q: Who can occupy the property that I rent?
A: Only those who are listed on the lease will be able to occupy the property. Unauthorized occupants
can cause an eviction. You are allowed to have house guests however, any guest that resides in the property
for more than fifteen (15) days could be considered an occupant. You must obtain written permission from the
landlord for any guests that are staying longer than fifteen (15) days.

Q: What type of notice is required when my lease is about to expire?
A: We will be in touch with you prior to your lease expiration. If you are not planning
on renewing your lease, you must provide written notice.

Q: When can the landlord or agent start showing the property after I give my move out notice?
A: Marketing the property for new tenants will begin once your notice is received. You will be notified,
if possible, 24 hours before any showing. The landlord or agent has the right to show the property during
reasonable hours.
